COASTLINE BRIDGE LENDING LOAN PROGRAMS

Fix and Flip Bridge Loan

 Fast, short-term financing for real estate investors buying, renovating, or repositioning non-owner-occupied properties. Ideal for deals where timing is critical. Loan amounts from $100,000 to $200,000, typically at 65%–70% LTV, give you the capital you need without tying up all your equity. Perfect for 6–12 month projects with clear exit strategies. 

Credit-Challenged Loan

Specialized funding for borrowers with strong collateral but limited or poor credit history.  We focus on property value and equity position. Typical loans range from $100,000 to $200,000 with LTV caps around 65% to protect both lender and borrower while keeping terms flexible. 

Fast Solution Loan

 Custom financing for unique, high-margin, or time-sensitive opportunities and unconventional projects that don’t fit standard guidelines. We can structure first or second trust deeds with loan amounts from $100,000 up to $200,000. These deals work best for investors who can move fast and know the value of seizing the moment. 

First or Second Trust deeds

 All Coastline Bridge Lending programs can be structured as either a first or second trust deed, depending on your equity position and existing liens. First trust deeds typically offer the lowest rates and highest security, while second trust deeds allow you to tap additional capital without disturbing your primary loan. We can fund at up to 70% combined LTV for well-secured deals, giving investors flexible options to match their strategy and timeline.
